What are the Best Places to Live in Jacksonville, FL for Military Relocation? A Local Realtor’s Guide.
/If you’re getting ready for a PCS to Jacksonville, Florida, you’ve probably already discovered one thing: Jacksonville is big — really big!
While that gives military families plenty of housing options, it can also make choosing where to live feel overwhelming — especially when you’re trying to balance commute times, schools, housing costs, quality of life and everything else that comes with a military move.
As a Jacksonville real estate agent from a military family who has called the area home for nearly two decades, I’ve seen (and helped) a lot of families make this move. I understand that finding a house isn’t simply about finding four walls and a roof. For a military family, where you live can have a huge impact on your day-to-day life.
Jacksonville is home to a significant military community, including Naval Air Station Jacksonville, Naval Station Mayport, the local Coast Guard presence and the broader military community extending north into Southeast Georgia. Our region is home to more than 50,000 active-duty service members and Department of Defense civilians and contractors.
So, where should you actually live?
The answer depends heavily on your duty station, family situation, lifestyle, and how much you're willing to trade commute time for neighborhood amenities.
Here are some of the areas I recommend military families put on their Jacksonville house-hunting list.
Orange Park & Fleming Island
Best for: NAS Jacksonville, families, suburban living and more space.
If you're stationed at NAS Jacksonville, Orange Park is one of the first areas I'd encourage you to explore.
Located southwest of Jacksonville, Orange Park gives military families access to a wide range of established neighborhoods, single-family homes, townhomes and newer communities. Fleming Island, just south of Orange Park, is another popular option for families looking for a suburban atmosphere with plenty of everyday conveniences.
One of the biggest advantages here is location. You're positioned for a relatively straightforward commute to NAS Jacksonville while still having access to the broader Jacksonville metropolitan area.
Why military families like this area:
Convenient access to NAS Jacksonville
Lots of single-family housing options
Established suburban neighborhoods
Plenty of shopping, restaurants, and everyday conveniences
Good choice for families who want more space
Multiple price points depending on neighborhood and home size
My take: If your priority is getting the most practical combination of commute, space and suburban living, Orange Park and Fleming Island deserve a serious look.
Just remember: Jacksonville-area traffic can be very different during your morning commute than it is during a Saturday house-hunting trip. I always recommend that my military clients think about their actual gate-to-gate commute — not simply how many miles the house is from the installation.
Mandarin & Fruit Cove
Best for: Families who want a central Jacksonville location.
The Mandarin and Fruit Cove areas are two places I frequently discuss with families who don't necessarily want to live immediately next to their duty station. Located along the St. Johns River in Jacksonville's southern area, these communities offer a mix of established neighborhoods, newer developments, townhomes and larger homes. One sits inside of Duval County + one sits inside of St. Johns County.
One of the biggest benefits is flexibility. If you're not sure how long you'll remain in Jacksonville — or if your family has employment, school or other commitments in different parts of the city — a more central location can make sense. People also tend to love how these areas are a bit more established. Lush trees, a bit more land to breathe- but still easy access to everyday life's needs.
Why consider Mandarin or San Jose?
Established residential communities
Variety of home styles and price points
Convenient access to major roads
Good option for families wanting a more traditional Jacksonville suburban feel
Reasonable positioning for reaching different parts of the city
My take: Mandarin and Fruit Cove is one of those areas where I tell clients, “Let's drive it before we decide.” A map can make two neighborhoods look close together, but Jacksonville's size means your daily commute can vary considerably depending on exactly where you work and which roads you use.
The Beaches
Best for: Mayport families who want the beach lifestyle.
If you're stationed at Naval Station Mayport, I'd absolutely put Jacksonville Beaches communities on your list: Mayport, Atlantic Beach, Neptune Beach and Jacksonville Beach.
Mayport is located at the mouth of the St. Johns River near the Atlantic Ocean and is one of the largest naval facilities in the continental United States. It supports a large collection of Navy commands, ships and aviation units.
Living near Mayport’s base gives military families something that is difficult to replicate in many other duty-station communities: You can live close to work and the beach. That's a pretty good combination!
The Beaches have a distinct coastal personality, with local restaurants, outdoor activities and easy access to the ocean. Housing ranges from older beach cottages and established neighborhoods to townhomes and newer construction.
Why military families consider Jacksonville Beaches:
Convenient to Naval Station Mayport
Close to the ocean
Walkable pockets and a strong local community feel
Restaurants, shops, and outdoor recreation nearby
Great fit for families who value coastal living
My take: If you're coming from another duty station and you've always wanted to live near the beach, this may be your opportunity. Just understand that coastal living comes with trade-offs. Insurance, flood considerations, storm exposure, and maintenance are all things I want my clients to understand before they fall in love with a house.
That's especially important when you're buying rather than renting.
Arlington/Ft. Caroline
Best for: Mayport access without living directly at the beach.
If you want a compromise between the Beaches and more traditional Jacksonville suburban living, take a look at Arlington and the Ft. Caroline area. These areas can provide access toward Mayport while giving buyers and renters a broader range of housing options. With some areas having access to the intercoastal waterways. Fun fact, Ft. Caroline was one of the first European establishments in the 1500s.
You'll find a mix of established neighborhoods, newer developments, apartments, townhomes and single-family homes throughout the area.
Why consider Arlington?
Convenient access toward Mayport
More variety in housing
Good middle ground between the city and the Beaches
Access to shopping and everyday amenities
Options for different budgets
My take: Don't choose an Arlington house simply because the ZIP code looks convenient. Let your real estate agent show you the specific neighborhood, surrounding roads, nearby amenities and likely commute that make the most sense for your lifestyle.
Historic Area: Riverside, Avondale, Springfield and San Marco
Best for: Military families who want character, restaurants and a walkable, urban neighborhood feel.
If you're looking for historic architecture, mature trees, local restaurants, independent shops and a neighborhood with personality, this part of Jacksonville deserves a look. You'll find older homes, renovated properties, apartments and townhomes rather than the predominantly newer construction you'll see in some suburban communities.
Why consider Riverside & Avondale?
Distinctive historic homes
Restaurants and local businesses
Mature neighborhoods
Close to downtown Jacksonville
More urban feel than many suburban communities
My take: I love showing this area to military families who tell me, “We don't necessarily want to live in the suburbs.” It isn't the right fit for everyone, but for the right buyer, it can be one of the most enjoyable and character-filled places to call home in Jacksonville.
The Biggest Mistake I See During Military Relocations
After nearly two decades in the Jacksonville area, one of the biggest mistakes I see isn't necessarily choosing the “wrong” neighborhood. It's choosing a neighborhood without considering the entire military lifestyle. Your house needs to work for your life—not just look great in the listing photos.
When I'm helping a military family relocate, I want to know:
Where is your duty station?
Which gate will you typically use?
What does your spouse's commute look like?
Do you have children?
How important are schools and activities?
Do you want to be close to the beach?
How much space do you really need?
Are you buying with a VA loan?
How long do you realistically expect to stay?
Are you likely to PCS again in a few years?
Do you want a house that could potentially work as a future rental?
How important are resale value and future marketability?
My Advice to Military Families Moving to Jacksonville
If you're coming to Jacksonville on PCS orders, don't try to figure out the entire city in one weekend. Instead, start with your duty station. Then, establish a reasonable commute radius. From there, we can compare neighborhoods based on the things that actually matter to your family.
If you're buying with a VA loan, don't be afraid to ask questions. Your military benefits are valuable and you deserve an agent who understands the unique timelines and considerations that come with a military move. I’ve helped dozens of VA buyers find the right home and then continue to be their knowledgeable support throughout the buying process.
Additionally, I’m a top agent participating in the Homes for Heroes Program. Since 2013, we have had the incredible privilege to serve countless current and retired Northeast Florida military members including educators, firefighters and EMS, healthcare professionals and law enforcement officers. To date, we have been able to give back more than $800,000 to our Hero buyers and sellers.
Jacksonville has been home to me for almost two decades, and what I love most about helping military families here is knowing what it feels like to start over somewhere new.
I've been around the military community long enough to know that a PCS isn't just a move.
It's a new job. A new neighborhood. A new routine. Sometimes a new school for the kids. And, hopefully, a place that starts to feel like home.
If Jacksonville is your next duty station, I'd love to help you figure out which part of Northeast Florida is the best fit for your family. Whether you're looking to buy, rent or simply understand your options before you arrive, having someone who knows both the military lifestyle and the Jacksonville market can make the process considerably easier.
Welcome to Jacksonville. I hope you love it here as much as I do!
