Is Jacksonville, FL a Good Place to Buy a House? A Local Realtor’s Honest Take

As a local real estate agent here in Jacksonville, Florida, I get asked this question often, mostly by my clients relocating to the area: "Is Jacksonville actually a good place to buy a house?"

The short answer? Yes, Jacksonville is a fantastic place to buy a home — whether you’re a first-time buyer, moving with a growing family, relocating for work or looking for a solid long-term investment. However, like any real estate market, success comes down to understanding the local landscape, knowing where to look and matching your lifestyle goals with the right neighborhood.

Here is my insider breakdown of why "Jax" continues to attract buyers from across the country and what you need to know before making a move.

More House for Your Money Compared to Other Coastal Cities

Florida has seen massive population growth, but compared to markets like Miami, Fort Lauderdale or Tampa, Jacksonville remains remarkably affordable.

While you get access to 22 miles of sandy Atlantic beaches, riverfront dining and year-round warm weather, your dollar stretches significantly further here. A buyer in Miami pays roughly 70% to 100% more, and a Tampa or Orlando buyer pays roughly 12% to 35% more, for a median home than a buyer in Jacksonville. You can still find charming single-family homes, townhomes with modern amenities, and master-planned communities without the astronomical price tags of South Florida.

A Thriving Economy and Job Growth

Jacksonville is a booming economic engine. Powered by major industries like finance, healthcare, logistics and military bases (Naval Air Station Jacksonville and Naval Station Mayport), the local job market is diverse and resilient.

Major employers like Mayo Clinic, Baptist Health, Fidelity National Financial and Amazon provide strong steady employment, which helps keep home values stable and growing over the long term.

Neighborhood Variety: A Pocket for Every Lifestyle

Jacksonville is geographically the largest land-area city in the contiguous U.S. That means we don't have just one vibe — we have dozens! Here is a quick cheat sheet on some of our most popular areas:

  • San Marco & Riverside/Avondale: Historic charm, oak-lined streets, walkable boutique shopping, and gorgeous pre-war architecture.

  • Jacksonville Beach, Neptune Beach & Atlantic Beach: Perfect for surf enthusiasts, outdoor lovers, and anyone who wants to live the coastal lifestyle.

  • Nocatee & St. Johns County (Just South): Nationally recognized master-planned communities with top-rated public school districts and resort-style water parks.

  • Southside & Town Center: Ideal for young professionals and families who want quick access to shopping, dining, and major highway routes.

Unbeatable Quality of Life

When you buy a home in Jacksonville, you’re buying into an outdoor-centric lifestyle. Beyond the beaches, Jax boasts the largest urban park system in the nation, endless waterways along the St. Johns River and Intracoastal Waterway for boating and fishing, world-class golf courses (including TPC Sawgrass right down the road in Ponte Vedra), and a thriving arts and culinary scene. Jacksonville also offers quick access via major highways to other East Coast cities and ample direct flights to major cities at Jacksonville International Airport (JIA).

What to Keep in Mind:

To give you a balanced view, here are two key factors I always make sure my buyers prepare for:

  1. Insurance and Property Taxes: Like all of Florida, home insurance rates and flood zone designations matter. Working with a local agent who knows which flood zones require extra insurance—and how roof age impacts insurance premiums—will save you thousands at closing.

  1. Commute Times: Because Jacksonville is physically massive, driving from the far west side to the beach can easily take 45–50 minutes. I always recommend picking a neighborhood based on where you'll spend most of your work and leisure hours.

The Verdict: Is It Time to Buy?

If you are looking for long-term equity growth, a warm climate, strong job stability, and coastal living at a reasonable cost of living, Jacksonville is one of the best real estate markets in the Southeast.

Whether you’re planning a move next month or just starting to explore neighborhoods, having a local guide on your side makes all the difference.

One last note from me: don’t choose Jacksonville from a Zillow search.

Considering a move to the Beaches or Jacksonville/ Surrounding areas, but still have questions on the areas -- I am also happy to help you nail down the area that is right for you.
